No, you don't have to pay it but if the house is sold for over £125k then your buyers will have to pay 1% tax on the selling price. Buyers will therefore be very likely to offer £125k or less. Even if your house is worth say £130k, you may not get the offer as the SDLT distorts the market.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
