Not to sure how much to offer (again)

    Hello

    Well i went for my second viewing and the seller told me that the full asking price was offered and thiw as accepted. So i am very dissappointed that the EA did not even bothre to tell me. I guess it is back to the drawing board now for looking for houses. I know that i really liked the property but I certainlty would not have paid 217500 for it. So i am quite dishearted now!

    On second viewing I noticed more cracks in the walls and there were a lot of cracks near the boiler as well. Not to sure what that actually means aaprt from movement. The seller did say that there was a chain involved and it still could fall through but i doubt it now.

    My position at the moment is i have a 96k deposit and I am a first time buyer which I assume must count for something?

    You know sellers - they could just be all "she's come back for a second viewing so I'll tell her someone's bid the max to try make her bid higher!" and I wouldn't want to get involved if that's the game they want to play. Or of course, it could be the truth but the EA could have pointed it out prior to letting you going for a second viewing, especially if she said she'd accepted that offer - is she going to accept a higher offer if it came?!

    Keep looking as I know you have been. It's difficult when you set your sights on something and it doesn't work out for whatever reason. You might come across something that blows you away even more and then you'll look back thankful you missed on this one. Best wishes.

    I agree I was not too sure if they were 'lieing' thinking that I would put in an higher offer. If thats the game they want to play and the i agree i am not going to get invovled in that either. I am not that desperate for a house to pay over the asking price. Thinking back to the conversation with the seller she mentioned people getting gazumped so I wonder if she was lieing now!

    I guess everything happens for a reason and i was just not meant to buy thta property!

    Yes, it seems quite common all that malarkey!

    I lost on on a house I had an offer accepted on - it was on for £239,950 and they accepted at £221,500 (it needed a whole bunch of things doing to it and I went round with a builder pricing it up... and I'm not talking luxury things!) It could have been a lovely house with the necessary alterations. My buyer pulled out and someone else moved in the house I wanted. So I'm still on the market and have a viewing tomorrow. It was slow through winter but looks like it might pick up gradually again. I've seen more that are beter than what I would have been living in by now, so it's all swings and roundabouts.

    As you said, there's no point paying over the odds - it is a massive investment after all and it's worth taking time over.

    Good luck with your house viweing tommorow. I think things will pick up now its getting onto spring and summer time.

    Where are you selling in London or further out?

    Thanks for the kind wishes... I'm up in the north west in Cheshire. Just checking the weather and it says rain tomorrow and it's been such a lovely day today! Damn hehe.
