Water pipe leak - who is responsible?

I have recently purchased a property in need of extensive refurbishment. The water has been turned off for over a year and when we turned it back on (at the stop-!!!! outside the house which supplies my house with mains water) at the weekend, water was leaking out into the stop-!!!! hole. (We have sinced turned the water off again.)

The leak seems to be between the stop-!!!! and the pipe running to my house, possibly at the joint.

My question is, who is responsible for repaing this? I am trying to find the answer using google but with no luck. I have a feeling that the main water company will be liable but can't find confirmation.

Thanks in advance.

  • Your water supplier is responsible for all the pipework until it enters your property.

But if it's on you land (front garden) it's your responsibility.
I have been looking into this because we have a leek. Our water authority is SouthEast Water, who have looked at it and told us that we have to get it fixed.
Alot of other Water authorities will do a first repair for you free of charge.
We haven't started too look for anyone to repair it yet (we have been told we have 30 days to do it)

Sorry to ask this on the OP's thread, but does anyone know what cost we could be looking at (approx 10m between footpath and house) and/or any recomendations of contractors in Kent

If it is proved to be the stopc**k or one of its joints leaking, then I would have thought the water authority would cover it.

As said, anything from the stopc**k to your house is your problem.

Thats what he means. "Your property" starts at the boundary not the wall of the house.

So are you saying that SE Water aren't going to fix it FOC?

Is it a leak in the pipe iteself or at the main stop valve?

    Cheers

Actually the property owner is responsible for the supply pipe right up to where it branches off the public main in the street - and not just where it enters the property boundary.
Mmm - not sure about that. I think different but I could be wrong - got a link?

    Cheers

Oh yes sorry about that, I was looking at the wrong information relating to private land

The water company is responsible for the pipe under any public highway, the homeowner responsible from the property boundary
