Especially for princeofpounds :) here is the original email about the £570:

We have received your email and would like to inform you that the landlord will be coming to your property @ 6pm tonight to look at the water leak.

We would also like to inform you that you we confirmed the alarm is not working before Christmas so "agent name removed" WILL NOT be footing the bill for any administration charges in regard to the alarm.

We would also like to confirm that you will receive a letter through the post to confirm that your rent will be reduced to £570.00 pcm after 6 months.

So - is that a promise or a contract? Or neither? :)

We signed a tenancy agreement that specified 6 months, this ran out on the 26th April - they are now asking us to sign a new one (but didn't send post it to us until the 27th according to the envelope) that is exactly the same but says the 6 months start from the 26th April (so it's backdated). We haven't signed yet.

(The bit in their email above about the alarm is because that they told us it was a working alarm (also confirmed in writing) - it wasn't until after sign up we found out it didn't work and would not be repaired - but we had already bought contents insurance stating we had a working alarm and were facing admin charges to have this changed.)

wnoktnwbr - good point! The £20 makes all the difference to us with my wage dropping to statutory maternity pay for the next 9 months (£135pw, a lot less than we're used to!). But for them, it's not much money when you put it like that and considering the current voids....

There are currently 3 properties empty on the street, all of which were empty either before or shortly after we moved in (Nov 2011) and are still empty now - just looked up the adverts:

1 advertised as a student let - 5 bed - £65 per person, per week - all bills included - put on Rightmove 381 days ago!!!

3 bed (same layout as ours but much nicer kitchen and bathroom) - £550 pcm

3 bed (same layout as ours) - £650pcm - been on Rightmove 305 days!!

Actually if I wasn't about to have a baby, I'd be tempted to give notice and move over the road to the one at £550 with the nicer kitchen and bathroom!!!
