I was just wondering if anyone's done it really.
I got a full structural done, and a lot of it is just plain rubbish.
It mentions the front aspect being east facing, when it's south.
Also it was recommending I had all the concrete pointing raked out and replaced with a lime mortar. I've checked and IT IS lime mortar.
It's highlighted damp in an upstairs bedroom, but I've checked myself and there are signs of damp (wall paper coming off) but the vendors say it was due to a dodgy drainpipe that was replaced last year, they just haven't decorated yet.
And there's other bits and bobs that just aren't correct. Hot water being provided from a hot water tank, but it's not, it's a combi boiler!!
It's just not very professional and I wandered if I could get my money back for the ineptitude.

and you believe the vendor? they might be telling the truth but they might not.
if it's a big deal, get a damp specialist. it'll cost you £60 or so but you'll know the real reason the wall is damp.0 -
I think you first port of call is the surveyor who looked at the property, you need to arrange to meet or call him and discuss the survey, not sure if you have done this?0

It wasn't esurv that carried out the survey was it?
They did the Homebuyers' Report for our buyers on our old house last year and managed to make several schoolboy errors, such as mistaking a brand new water cylinder for an old asbestos one, imagining a woodworm infestation - when there were actually only two or three holes etc etc.....yet he spent between three and three and a half hours at our property!
I can't believe that someone supposedly being so thorough could make such silly mistakes......
If you haven't already met with/spoken to the surveyor, I would definitely arrange to do so.....
Hope you get it sorted op!Mortgage-free for fourteen years!

So it was damp, and you can't really complain about it. If a broken drain pipe caused the damp I wouldn't just redecorate as the room/area might need to be replastered first, depending on how bad the damp is.It's highlighted damp in an upstairs bedroom, but I've checked myself and there are signs of damp (wall paper coming off) but the vendors say it was due to a dodgy drainpipe that was replaced last year, they just haven't decorated yet.
Sometimes surveyors don't bother to find out, instead prefering to ask the vendor. Kinda like the 'surveyors' that carry out EPCs. I've just viewed a property where I asked the vendors if the boiler was a combi, the reply was "We don't know, but it must work, the heatings on.". I eventually assumed it was a combi as I found no trace of a hot water cylinder. And there's other bits and bobs that just aren't correct. Mmmmm ... If they can't get the basics right, like the orientation of the front of the house, and the type of boiler, then me wonders what real dramas they might have missed ... :eek:0
