    to be honest i'd do nothing, it's nothing to worry about, you could drop your offer price or ask the vendor to fix things, but it's so easy to fix / non structural i'd just do ahead as normal and not worry

    That's a great survey result! Doesn't affect resale value at all but as it's been refurbished for you, I don't think you would be out of line to ask them to fix 2 & 3. If they do they do, if they don't they don't!

    You can check the lease, but the cost of ventilation should probably be shared with the other flats, though it won't affect the integrity of the building and I'd want to wait for other maintenance to want doing up there as if you have to put scaffolding up it will be by far the most expensive part of the job! The block has been there for 30 years without the ventialtion causing an issue, it can wait a while longer.

    surveys always pick up every little details - important or not! One flat I looked at had had a chimney stack removed and the mortgage company wouldn't give me a mortgage on it until it was fixed. I pulled out of that one.

    The flat I'm in now needed complete rewiring so I negotiated £1,500 off our offer price through the EA, also got them to throw in a few furnishings.

    You could try negotiating but I wouldn't expect much as it's actually a good survey.

    Remember that anything you do to re-negotiate on price will, in today's regulated environment, "reset" your mortgage application right back to KFI (Key Facts Illustration), so think carefully before going down this route as you may also lose the property you want if the vendor pulls out because of the delay.
