Renting a house with IVA?

Hiya guys just doing some research as my fiance and I have split up. No one has done anything wrong, no one has fallen out & we're still on good terms (which is a good thing as we're still living together til we can get things sorted out)..

Now she's an Ofsted registered childminder so is looking to find her own place. The only issue is that she's 2 years into a 6 year IVA. The total debts covered by the IVA is around £4k, and the IVA isn't the kind where you make repayments, just that the debt is written off after the first 12 months and then the terms of the DRO stay in place for 5 years from then.

Now she's looking to rent she's in a bit of a panic since many landlords let their properties through letting agents. We've spoken to 3 different letting agencies, 2 of which said that the credit check may come back as 'declined' or 'accepted with suitable guarantor'. The 3rd said they didn't know any letting agents who still accept guarantors.

Is an IVA/DRO generally declined on letting credit checks? If so then it could affect her ability to work as a childminder.

Aside from that, she is looking to rent with her friend; would they be better putting in a joint application since her friend is likely to be approved and thus the credit check agency may be more inclined to 'accept with a suitable guarantor' for my ex?

If anyone can offer any advice on the above I'd be most grateful. Also if there is good way of finding landlords letting privately then please point me in their direction (i.e. a register of landlords letting directly to tennants).

    24 hour bump, is this something which has been covered many times before? Ideally looking to find out if the IVA is an absolute block to passing tenancy credit checks really.. thanks in advance

    You will have more of an issue with finding a LL willing to let you operate a childminders from the premises as it could contravene insurance/mortgage conditions for them.

    If she does move in with a friend ask about permitted occupier status, usually there is no credit check for this but she will not have the same rights as a tenant and will have to leave if the friend does (and friend is responsible legally for rent).
