Proof of identity/address

Worried
Hi,
Preparing to go and see mortgage advisor next week and hopefully come away with an AIP at the follow up appointment. I'm just trying to foresee any problems and I was thinking, when you apply for the AIP or the actual mortgage, what sort of proof of identity/ address do you need, or does it depend on the lender? I currently live at home with my parents, so have no utility bills or council tax in my name, but have bank statements and mobile phone bill. Credit card statements are online. Also don't drive, so only have passport as proof of ID. I'm on electoral register, so do you think bank statements alone are ok as proof of address? I applied for mortgage last year with A&L (purchase fell through) and I was worried about not having sufficient proof of address/ID then, but they didn't ask for anything, just 3 months payslips.
Also boyfriend has not been on electoral register, although we are adding him, he may not show on there in time for the credit checks, what additional proof of address would they ask for from him?
When is it that you need to show documentation? Is an AIP done on the credit check alone and then you need supporting financial documentation and proof of ID and address when you come to do the mortgage application?

bank statement will be fine, as long as it's dated within the last 3 months. credit card & mobile phone bills are not accepted.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.This signature is here as I follow MSE's Mortgage Adviser code of conduct. Credit card bill can be acceptable for proof of address.
Online bank accounts and credit card bills are a different matter. If you want to mortgage with the lender you are banking with then its OK.
Where does the boyfriend live? Also at parents home?
You need one photo ID (Passport or Driving licence)
AND one bill with the address on (not mobile phone) or Bank statement (not online) or NHS health card. Online bank statements => some lenders will accept them but most wont so you might have to ask the lender for a printed version (maybe free, maybe not). Or council tax bill, water rates bill, TV licence bill.
But before you get all worried do go and see your broker with the stuff you do have. As each lender has different criteria the Broker will tell you exactly what docs he will need from you both, so you might not need to worry at all.0 -
If you haven't got a d/l or p/port, get a tax coding notice from your tax office as ID.0

As long as it's one proof of photo id and one proof of address, I am fine, as have passport and bank statements are posted. It's just that's all I have.
Boyfriend lives in rented place, but isn't on electoral register. He's lived there for 2 and a half years. He has tennancy agreement, council tax bills and utility bills for this address though. Do you think this will be sufficient as proof of his residency there, or do you think it will be an issue that he hasn't been on register?
His bank statements still go to his dad's place where he lived previously, although I getting him to update this and also he hasn't updated the address on his driving licence, although we are also getting that done. He wasn't on the electoral roll at his dad's address either though. Do you think all of this will throw up issues with his credit check and proving his address?0 -

ask the HMRC for one. They normally go out around this time of the year.I am an Independent Financial Adviser (IFA). The comments I make are just my opinion and are for discussion purposes only. They are not financial advice and you should not treat them as such. If you feel an area discussed may be relevant to you, then please seek advice from an Independent Financial Adviser local to you.0
