2 flat roofs

Moved into our new house on 1st Feb, unfortunately 2 weeks ago we got a leak in the flat roof which leads into our living room, its a large bay window. I looked on the flat roof, its got some flashing like stick on aluminium tape around the edges of teh over hang, and the felt is bubbled although in good condition, I suspect its coming in from the bubbled area.

Our porch just next to it is also fairly new felt but water never seems to go away down the small drainage pipe, both flat roofs have small drainage pipes but arent slightly slopped so water goes down, in fcat the porch is terrible water just blow off when windy we are on a hill and can get unsuspecting callers as both bay and porce also have no gutter either.

Anyhow I got a quote last Monday came today for bay window 9it is a large bay 260cm x100cm and a small porch as fitted with new sterling boards deck to new drainage outlet, lay Firestone rubber roofing system (EPDM) 1.14mm thick, chase in lead cap flashing to wall and terminate into pvc trim.

Bay £345
Porch £320

Excluding VAT

You can probably get this cheaper finish but this EPDM suppose to last 20+ years.

I am wondering if I can get bay on insurance although the old owners must have known this problem

    poss a claim on the previous owners. a letter may do the trick. might just frighten them into paying up?
    if they refuse though, i wouldnt get my hopes up as to any legal action.

    your home insurance is no good. as its just wear and tear. insurance doesnt cover that.

    Thanks, I rang insurance company and they sending someone tommorow from a 3rd party to view what can be done. If they do pay (I have to pay £50 access) I rather have a decent job and if necessary pay the extra if I can and have porch done with us paying full bill for that.

    I dont want the troubel again with it being up a hill it gets very windy on occasions.

    I dont think I bother pursuing the old owners they probably in Austrialia now anyhow, and if I get solictor involved he will costs anyhow.

    I sure they knew it was a problem though, just seems unfair that when we sold we paid £50 a few weeks before on our old house to pay for some slates on the roof, and previously paid for glass on our oven which fell out even though it was only just over 12 months.

    thats a coincidence! my prior owners also were in australia. they were actually there when i bought the house.
    the house was let, in between.
    i got a good deal off them cause i knew they were not in any great position to refuse my offer (cash) and start all over again trying to sell the house. (via an agent) being 12000 miles away isnt the best place to be when selling a house!

    Had insurrance man round today, basically its wear and tear ss you said. Oh well worth a try. I have to pay, I had a word with guy who gave me a quote but he wont knock any off, so its them or someone else. I dont no anyone in area that will fit using epdm.
