Should I share survey with vendor?

Hi,

I have recently had an offer on a house accepted and have just received the building survey back. This has highlighted a number of issues with the property no firewall in the loft, damp etc in light of which I have revised my offer.

The EA has asked if I am prepared to send the vendor a copy of the survey report and I have said that I will have a think and let him know. In the meantime the EA is going back to the vendor with my revised offer and will get back to me shortly.

Not having been in this position before, I wondered what other people had done in these circumstances.

Have you shared your survey report with the vendors when it has highlighted issues?

    Yes I have as I've found it really helps in the negotiating process when work needed is flagged up on the survey.

    Quite often you only need to photocopy the pages relevant to the issues found if you don't want to grant them access to the whole survey report.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    It's quite simple -

    provide a full copy of the report and negotiate the price, or don't and stick with your original offer.

    There's no way I'd let someone re-negotiate the price without providing a full copy of the report on which they are basing that renegotiation. After all it's not unheard of for buyers to invent problems and many reports raise issues and then at the end state that the cost of the works has been reflected in the purchase price and therefore value it at the agreed purchase price without any retention.

    I wouldn't dream of not sharing it. It's in both your interests, so I'm wondering what is causing your hesitation?

    But the issue is that the survey technically is not yours. the IP remains with the surveyor and the contractural relationship is between you and him.

    Thwere will be a clause in his T & C that exclude you from sharing it with 3rd parties.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    You paid for the report, you show it to who you want!

    As said above, a buyer could claim anything they want in the interests of re-negotiating price. If you want to be taken seriously, show the vendor the evidnce you are relying on to reduce your offer- or stick to your original offer.

    Incidentally, theloft firewall and damp both sound pretty dubious.... but that's another question.

    the first house I bought the survey said there was damp .I lived in the house for six years and never seen damp.

    That's incorrect. The report cannot be "relied upon" by 3rd parties. The OP can show it to 3rd parties.

    I scanned my survey in when I was asked and photoshopped out the bits/pages that I wasn't negotiating on. So they saw the bits that I had issue with but didn't get the full report (so as not to use it in their favour should they decide not to accept my offer - I wasn't giving them a full survey free of charge on their property basically - but I did show them the bits that concerned me).

    They didn't seem to have a problem with this but I pulled out as it turned out several of the issues were quite major and no price would have convinced me to buy after careful consideration.

    I have only ever been given a photocopy of the relevant pages. I always find its worth suggesting that you will stick with your offer if they will do the remedial works, usually they don't want to and will then negotiate!

    mine don't have a firewall and does have damp. you might be able to knock a few hundreds off for it. My major negotiations were the supporting walls and the ratings for each so make sure you pick up on all things. Plus the valuation too as if it is lowered they may accept the lower valuation like mine has and should be going through tomorrow
