Conveyancing order

I'm just wondering the order because I've logged into my eConveyancer page where I can check the process and the stages are listed in this order:
Contract requested from Seller's Solicitor
Contract received from Seller's Solicitor
Searches Instructed
I've just agreed final price with vendor, after surveys, so paid solicitor first payment yesterday.
They have already requested contract from vendor, but do you think they will instruct the searches today, or that they will wait for contract back from the vendors solicitors first?
The estimated date for the signed contract from vendor to be in a few days. The estimated date for them to have signed contract from me is 10th May. Does anyone know how accurated these estimates are?
The EA reckons that the vendors have done all the legal stuff and that I could be in the house in 3 weeks. So hopefully it will be a case of when all the legal stuff is done my side, we won't be waiting on the other side.
It's no chain by the way. So I'm hoping that when contracts are exchanged, there won't have to be a 1 week window before I'm given the keys. Is it likely that I can get the keys say the day after exchange?
I know my friend (different area), was actually in her house 6 weeks after having offer accepted. So fingers crossed now we've agreed final price, I might be in mid to end may?!?

TimmyT is talking rubbish.
These websites are the latest thing to help buyers know exactly what is happening and how long it will all take.
They contain full explanations of what to expect and exactly what the implications are of each stage being reached so that the average lay person can fully understand the process and even do it himself next time, making the solicitor/conveyancer totally redundant.

if you are confused now, wait for things to come.
there is no substitute for calling clients and talking you through where they are at, and what next steps you face. Fobbing you off to a website is so disrespectful, for the money you are paying.
No, its a decent firm of solicitors and I'm def not being fobbed off
They're working pretty fast so far and ring me.
This is just an extra feautre, meaning I can track the process, literally as and when stuff happens, without having to follow up every other day for an update. Of course I speak to them on the phone too.
I'm not confused lol, but I just wondered if you tend to wait for the contract to be received back from the vendor before starting searches or if they'll be done at the same time.0 -
Richard or timmy will probably correct me here, as my knowledge may well be a little out of date. AIUI some LAs require a plan before they can conduct a local search, so this would mean the search would need to wait for the draft contract's arrival from the vendor's solicitor.
Once the searches are back and the contracts signed, you have to agree on a completion date with the vendor. Once you do that, contracts can be exchanged and that completion date becomes binding. my solicitor is waiting for contract from sellers solicitors, but EA said this should be done today so fingers crossed.
When I'm chasing up sellers and their solicitors, do I deal with the EA or should I get sellers solicitors details?0 -

The agents. They can talk to both the seller and the seller's solicitors.0 -

Only really just started the conveyancing work with them, so can't comment too much yet. But have direct dial of the conveyencer and he emailed me back quick too.
I like the fact that they respond to email as it's often more convenient than making a call during work hours. I also like the fact that they use eConveyancer as an extra too0 -
