Not far outside the M25, then....?0

I would also recommend using a virtual/online estate agents, unless you are targeting the retirement market. Most buyers use rightmove.com so houses correctly priced will sell themselves.0

I expanded that for you...0 -

There can't be many places in the UK where Rightmove doesn't have the majority of properties that are on the market. EVERYONE I know uses Rightmove as their first (and in most cases only) port of call.
What area did you have in mind where RM doesn't have the lion's share?0 -
Scotland.
In my neck of the woods, RM has less than 25% of the pre-owned properties. Lots of new-builds, popular with the big builders, but majority of the second-hand stock to be found elsewhere.0 -

Do you have any evidence that that is true?
A cursory glance at Scotland's biggest estate agents suggests they all advertise their properties on Rightmove.0 -

Im suprised at that stat googler, im in Scotand and just about to put my property on the market and wouldnt dream of doing it with an agent, no matter how good they were in other areas, who didnt advertise it on Right Move.0 -
So you propose that the OP basically lies about a fictitious rate that they've supposedly been quoted....?
It's not lying, it's manipulating and that's exactly what EAs are doing, so why not do the same? You should want to save yourself money, not to finance the EA who make enough money.0
