Garage lease - what right to cancel?

I signed a tenancy agreement for a garage today (all done via email) and was given the code to the gate and garage by telephone. On going there this evening I found the gate difficult to open but the problem is the garage. The door is really difficult to open and is rusty down the centre causing it to bow when trying to open it. However the real problem is that when you put a car inside there is not enough room to actually get out of the car without damaging the door! My question is do I have the right to cancel and receive my money back?

    Surely you inspected the garage before signing a legally binding contract?

    Does the contract say anything about the size/condition of the garage which is erroneous?

    Unless the documentation specifically stated that you can get whatever your car is into the garage and open the doors or the dimensions differ from what was stated, I doubt there's much you can do.
    If all it gave was dimensions, I'm afraid that would have been your responsibility to check if they were sufficient for your requirements, and if it didn't give dimensions you should have asked..

    There was no information about the dimensions of the garage, but the commencement date of the contract is the 30th April.

    It seems that you took possession of the garage and that you paid rent.
    So imho, it is arguable that the 30th April date is no longer relevant and that the tenancy started today.

    What is the term (duration) of the lease?

    Perhaps a way forward would be to tell the garage owner that the garage does not fit your needs, and thus that you do not wish to proceed anymore, and offer, say, a month rent as compensation.
