    So what you're saying is that unless a vendor accepts 10% below the asking price then walk away?

    Go in at £170000 then if refused go up to 175000 but I wouldnt go any higher than that-you are in a great position!

    Have a look at zoopla, nethouseprices, houseladder, rightmove,
    So the vendors paid £168K in 2006 and rewired, new bathroom and new kitchen fitted.
    Thats not much of an extension if only 3m2 more a front porch/ toilet?
    How are house prices in the area ?
    How much do you want this house
    Does it tick all the boxes ? and will you stay for years ?

    He/she means for the first offer.
    You can always increase the offer, but you can't generally go the other way.
    You never know, they might actually accept the first offer. ;)
