OK Im Worring my self sick

its that bad i cant sleep, and i have been really ill the last 2 days.

well ill start at the begin.

after working really hard to sort our credit rating out post iva entred jul 05 completed last year date on cert Nov 11. Took forever to chase the last creditors. we have watched our credit reports and watched our scores go up month after month. ( sorry forgot to mention there is no longer the iva on ether credit reports)

mine is at 820. I have a credit card balance of @£1700 and a over draft facility of up to £1500 currently in the black :)

OH is 745 he has a credit card £30 on it and a catalogue account with £100 on it. he clears them monthly.

We are currentyl earning over 60k me £31 and OH 34k.

we are FTB and in forces Accomodation with one dependent.

we have found the house of our dreams its been on the market for over a year they have reduced it from 237 to 225 then put it into auction at guide price of 160. So tuesday we went as saw a MA was fully honest and upfront with our circumstances.

well to my shock we got a AIP for 180 with halifax. fixed for 2 yrs at 4.56 then to 3.99 so we went and asked if they would accept an offer before aution well they accepted our offer after a day of negotiating :j the house will be removed from auction if the survey is done before the auction.

went into see the MA the next day to apply for the mortgage. (offer 177500, deposit 26625 mortgage 151 *** well it was all sent off friday we have provided pay slips and proof of id and address only other thing left to send them is the OH pension intitulment which anit for 23 yrs. i have been told the MA and estate agents are pushing for the valuation to be done asap for us. We have paid for the home buyers report and paid the upfront legal fees too. Our credit reports show that halifax did there credit search on friday.


well i am a born worryer and i bet some of you are wondering what i am worried about......... i have search all the posts and seen bad stuff about halifax but then also seen a lot of bad reviews on other companies. not many people come back and give good reveiws :(

I am mega worried that after they have taken the funds they are going to refuse the mortgage. heard of this happening.
As well as the valuation of the house not being enough although the seller have only lowered the price as they are desperate to emergrate.

I have heard that things can take weeks to get sorted out and have the offer aggreed by the lender. i have 2 wks its going to be tight. Really dont want to loose this house i can see us growing old in it.

please someone give me a warm fussy feeling....... tell it to me straight i mean.

    You wouldnt lose your deposit, you might lose a few hundred possibly depending on the fees that are charged with the mortgage.

    Im not sure what else your worried about. There is nothing you can do at the minute apart from wait.

    If halifax do refuse it then there are other lenders who might not have so great rates but are more lenient with past credit so you hve a few options later down the line if halifax do refuse your application.

    Ok, the negatives on the Halifax are that their AIP is a soft print and therefore some get declined after a passed AIP..

    You have gone through to full application, so it is unlikely that Halifax will pull the plug based upon anything to do with you

    Obviously you could get an issue with the valuation, but Halifax are actually lending at the moment so subject to valuation you should be ok...

    You did the right thing being honest by the way - and sure you will prove there is mortgaged life after IVA so fair play....

    yes it was in the application process :)

    dont see the point in trying to hide anything they will only find out in the long run and cause more stress and heart ache and money hehe.

    I cant get my brain to shut off all i can think about is how long is this going to take and are we going to make the dead line ? How much more stress

    when i read somewhere that this is one of the most stressful experiances youll ever go through i didnt agree stressfull is being stuck in the desert somewhere away from hubby and son for extended periods of time counting down the days til you get to go home.

    boy was i wrong this is STRESSFULL lol

    House buying and selling probably ranks up near the top of life's most stressful experiences. So we have empathy with your situation.

    Just got off the phone to the estate agents the mortgage valuation team have contacted them to get access tomorrow to carry out the valuation :) just hope the seller is around tomorrow to do it :/

  • hopefully everybodys day has been better then mine today.

    good bit - The valuation has been carried out and halifax should have the details tomorrow. Andthe Surveyor is going to get the home buyers report to us asap. yippy

    Bad bit - Solicitors contacted us today and they havent received the pack from the auction house :( she thinks its impossible to exchange on or before thursday next week. But she is going to do her best for us.

    After half a day of ringing round i get the pack emailed to her. fill out and return her paper work.

    I have been told i should receivethe id requests through the post tomorrow. i have to go to one of the registered place to prove id. any ideas where these could be? (post office?)

    She has told me that if halifax dont know the deposit has been gifted to us she need to write to them to see if she can proceed. is this true??? i have been trying to get hold of my MA temp as he's on hol to find out if it was on the application or not. im sure i told the MA is was being given to us from family. Would like to play it safe how much is this likely to affect our application?

    Hopefully Halifax will give us a writen offer soon the sooner weget it the sooner we can really get going andmighteven have a chance of making the dead line.

    really worried 7 working days is not very long.........

    DK about registered place - dk the term. I take to a solicitors - try a small company, usually they will just pop out to reception and sign and stamp, charge around £10.

    Good luck and stop panicking - it won't help anything :D.
