Can anyone recommend a company for quick house sale ?

    I thought I just wasn't allowed to actively advertise. I was just answering the OP's question when he asked if anyone could recommend a quick sale company by saying yes I can. Haven't mentioned the name of the company and I'm not advertising it on here.

    GDB2222 - yes I appreciate what you're saying about it being valued at the current selling price but there are many factors that can affect that inc. how long and where it's been advertised at that price, so it's not set in stone. I think there are also ways of repairing that to a certain extent. Depends on the property really.

    Probably a bit late now, but with all the money you've borrowed, and paid over the last 8 months, would that have covered the cost of extending the lease?

    Out of interest really, why didn't you just borrow the money in the first place to pay for a lease extension? Would the flat have been worth a lot more or are there other factors contributing to it not selling?

    A sale would have taken around 3 months anyway (average, usually a bit more for flats) so when you borrowed money 4 months ago, it would probably have been better putting it towards a lease extension - or agreeing to pay for it out of the flat proceeds to any buyer.

    Have you changed EAs at all in all that time? If not, why not? If they've been that rubbish with the pics and everything, why stay?

    Is there any way you could afford the lease extension?

    Are you currently on interest only? Any chance of extending the term? How much is outstanding on the mortgage?

  • To answer some questions. To extend the lease the landlord wants £17000.00 I can't borrow this much.
    This is the second EA and they have now sorted photo problem.
    I have also talked to them about putting it up for auction and they are going to get their auction department to call me.
    A potential problem with the lease was never bought up when I bought the flat and really had no idea I would have this much trouble selling it.
    I'm a single mum with two young boys and never imagined I would be in position of not being able to afford my mortgage. With food, petrol and electric going up all the time it's just impossible to keep up.
    I'm not trying to sell for unrealistic price, just want to pay mortgage off have enough money to pay rent and leave some in the bank for back up if needed.

    You do not need to borrow this money at all. You can effectively sell it on the basis of a fully extended lease, but without paying any money upfront. What happens is that you get all the paperwork lined up in advance, and when it comes to completion, part of the money from the buyers goes to the landlord to pay for the lease extension.

    This makes the legal process a little bit more complicated, but I think it is done reasonably often, so solicitors will be aware of the process and able to confirm to their clients that it is kosher.

    I strongly recommend that you speak to your estate agents again with a view to marketing it on the basis that the lease will be extended as part of the sale process. Otherwise, as you have found to your cost, your market is very restricted to cash buyers only.

    By the way, you need to think about how to describe this to buyers, but you could say that it is for sale at say £120,000, on the basis that the lease will be extended.
