How accurate is Zoopla ?

    Well, I'd suggest that an EA, when determining an asking price, could use;

    Historic sold prices (which will be on Zoopla and other platforms - note these are NOT the Zoopla estimates), but also;

    Recent sold prices (not on Zoopla)
    Current active sales (not on Zoopla)
    Houses offered for sale recently and historically which didn't sell, and how long they were on the market (not on Zoopla)

    ... So most of what should be used in determining asking price isn't on Zoopla.....
  • Zoopla's useless. It undervalued our last house by £85,000 - in a street of identical houses.

    It is a pain when people rely on it. We came across two people who argued very vigorously that our house couldn't possibly be worth a penny more than the Zoopla value - one was a buyer, offering us £100k under the asking price, and one was an agent we had in to value the property!

    Just had a check on our value. The house two doors down (identical) is valued at 20% lower than ours. The house two doors up (identical) is valued at 20% higher than ours.

    Complete waste of time.
