Tenant put large shed in garden without asking

Hi all, looking for a bit of advise please?
My old neighbour has texted me to ask if I knew that my tenant has put a shed in the back garden and it's sounds like it's a big shed!
I was a bit shocked to hear about this and have asked the neighbour to take a photo of the shed and send it to me. I haven't been asked by the letting agent nor the tenant if it would be OK and don't really understand why she has put a shed in the garden as she already has a garage with the property (no one else seem to need a shed in the area unless they've not got a garage), and the garden isn't huge anyway and the shed sounds like it's taken half the back garden up!
I lived there for over 3 years and didn't need a shed so bit perplexed why a shed's appeared without asking.
Rent is due on Tuesday so I will be asking the LA what's happening. Has anyone else encountered this and your thoughts please?

Doesn't really matter does it? If they don't leave the garden how they found it then you can complain but the whole time they're still living there why would it matter?0

Assuming it is causing no damage and will be removed at the end of the tenancy, why do you care?0

I don't understand why you are upset about the shed to be honest. Just because other neighbours don't seem to need one doesn't mean that your tenant shouldn't have one.
If you don't want a shed to be there when the tenancy is over, then can't you just ask them to have it removed prior to vacation? If it's a large shed then it will have been quite costly & I doubt they will want to leave it behind anyway. Even if they didn't want it themselves, second hand sheds seem to fetch a good price on Ebay and other such places.
Maybe the tenant didn't realise they needed to seek your permission to have a shed. So why not just mention to them that when they do leave you'd like it removed and any damaged grass (if it's laid on lawn) replaced? Not really worth creating bad feeling between you and your tenant over it.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Look on the brightside, at least the crack den isn't in the house
As others have said, as long as it's gone and the garden is back how it was when they move out it doesn't really matter does it?Some days you're the dog..... most days you're the tree!0 -
Well, you could get the letting-agent to start earning their fat commission by writing to the tenant and reminding them that any structures should have been erected after they'd asked for permission from their landlord. And that it will need to be removed when they vacate and any damage will need to be made good or a deduction could be made from their deposit.

I would hate to be your tenant! Like everyone else has said, why do you care? As long as the property is left as they found it then what does it matter. Perhaps they are a keen gardener? Perhaps they have a hobby? Whatever the use, they want to keep their neighbour at arms reach...2025 Mortgage start £378K 2025 Overpayment £103 Savings Challenge 2025 **MONEY MAKES ME HAPPY**0

Renting out a house that you have previously lived in can very often lead to "problems" like this.
But it's not really a problem - it's just that sometimes you feel that the tenants have done "this or that" to your house and they should have asked you first.
I know it can be annoying, but don't worry. It's only a shed."The problem with quotes on the internet is that you never know whether they are genuine or not" -

I agree with everyone else....
It's when tenants start removing things you need to start worrying...0 -
Maybe, but to date they didn't pay rent on time the first month they were there (and allowed a delay without a thanks), been told lies about who's living at the property and let that slide, (I'm currently paying £216 per 4 weeks to put my things in storage rather than build a shed at my current place).
If they'd have asked and I could've said as long as back to how it was fine if I keep part of the deposit but not to be asked is the annoying thing. When I rented I even asked the LA to ask the LL if I could make the back garden more secure at my own cost (for his and my benefit) and said I'd remove it when I vacated, but at least I asked.
The son who was only supposed to be there for about a month is still there 4 months on, won't move his car for his mum to get in / out so the neighbours been told to move their car all the time, to let the mother in / out.
I enjoyed the garden and I don't think they're keen gardeners or they wouldn't have blocked half of the garden with a shed. Cannabis factory - well considering 4 doors away is a serving police officer...
I know how much problems I and others had trying to sort out the gardens beforehand, which I don't think she'll bother rectifying when she leaves and then complains when she doesn't get all her deposit back!
Maybe she's having to put the shed there as the other neighbours complained about the cat fouling their garden - my imaginary cats apparently used to foul their garden all the time!0
