Offers over - in England, but what to offer?

    Thanks both, they have been very reticent to clarify the meaning of 'offers over', and gave me no feedback on my first offer. Only after the second offer they have said that they were 'thinking more like 200k'.

    I'll wait for the agent to call me and try not to be keen and then press for a bit more clarity.

    When we were looking to market our property recently one EA suggested marketing it at offers over 250K. She explained that was to inidicate that te minimum we'd accept was 250K.

    In your situation I'd consider what I was happy to pay, make the offer, if it gets rejected then say you'd like to leave it 'on the table' - should they reconsider, but your looking elsewhere. Then ask the same EA what other properties they have available - it may inidcate that your serious about it being your final offer ;)

    For what its worth my house was being offered for "Offers over" £175K. I chatted to the agent who said it had been reduced from £184,950. I Offered £170k, and got it for £173K.

    As has been said, talk to the agent, vendors and try and glean any further info about what they really expect.
  • Meaningless waffle. I could say "offers around", "offers over", "asking price" or whatever but the only real interpretation is "for sale". SO you offer what you want and force them to come back.

    Then that is as daft as it comes as there is a huge void between £250k and around £270k. I'd have put it on at £260/265k knowing £250k was the real price.
  • The property I brought (as a first time buyer) had an offers over 150k mark I decided to ignore this and be cheeky I put in a very low offer of £120k for the reason that there was a similar house round the corner for 109k that i would have been happy with. they turned it down I then went in for a offer of 130k it was turned down our last offer was 135k which was turned down after that we decided not to pursue but the other house had already been sold. we were a bit gutted but in no hurry. after 2 months the house was still on the market and they were forced to accept a offer of 130k :D

  • I should also add that they got in contact with us (as the agents were letting out our property) and said they would accept the 135k offer but we said no its now 130k so we got our way and a little better :D

    if they haven't had an offer in 8 months then it's very unlikely they'll get any more in the next few weeks so take your time. Just reply that you can go up more, but not close to 200, so you'll just wait until they come back with a firm offer that's closer to you; none of this 'offers over, around the XX mark etc' nonsense. Then just wait.

    I upped the offer after a week. I did hope that being a FTB I would be looked favourably on as everything is ready to go on my side and they have found a house they like.

    I'm waiting for the agent to chase me up on things then will try to pin down their expectations.
