Seller insists on asking price - is that normal?

    Was the price qualified with 'no offers' or 'offers in excess of'?

    If not then they may be time wasting.

    No it wasn't qualified like that - would perhaps have saved everyone's time if it had been... :/

    Wow glad we are not planning on moving any time soon. I have only sold one house and it was on the market 2 hours and sold for full asking price. Don't think I would have liked people trying to chip me down but thankfully it did not happen. ( I am more a this is the price, it is fair and not over priced, no messing take it or walk person )

    Have to say thought then when we bought this one we did the same offered lower and ended up paying £1000 less than full asking. It is not what we wanted to pay and was way over budget but if the house is for you to live in then it is not just a property it is a home. We didn't mind paying a little over what we had thought was fair as it was going to be out home. Saying that looking at what they are going for now think we got a bargain! good luck.

    It makes you wonder if vendor has ever sold a property before as it's always been the norm for me to expect potential buyers to negotiate. I normally have an amount fixed in my head that I would accept at, in the past has always been £5k under asking price, but with fewer buyers about now for properties over the £250k stamp duty threshold, I would be open to negotiate a more favourable drop than that to secure a sale.

    Perhaps if vendor has never sold, he thinks it's like going into a shop & you pay the price printed on the price ticket, but even then, you'd think ea would not only explain things to him, but point out that 95% of asking price is something to seriously consider as this can be as good as it will get in todays market.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

  • I thought it was typical to pay less than asking price, but it depends on the market and how the property is priced compared to others in the first place. I don't like the guessing game of haggling, I am tempted to put my house at below market value and only accept asking price (not selling for years yet though). I'd make that clear in the advert though.

    Ah, reminds me of a buyer a couple of years ago who told me he loved the house but did't like the recently fitted kitchen and integrated appliances so would I take 2k less than asking price to reflect the fact that he would be ripping out the kitchen and replacing it? I said no, and told him that I would take 1k under asking price but would take the kitchen with me - he agreed.
    3 weeks later he bought the same kitchen and appliances from me on eBay - for £1300 - I wish I had a photo of his face when he came to collect it and recognised me :-)
