Running A Pub

Hello all, i just have a quick question.

I am looking for a brewery owned pub to run.
Two separate friends run two separate pubs on behalf of a brewery, and lie above them.

I just wanted to know if there are any opportunities similar to this in Yorkshire?

Not too sure. I guess it is pub management that you are looking for. Most likely the safest way to go. You are employed by the brewery and get a salary. Down my way pubs are closing at an alarming rate. Most of them have been owned by pub companies.

They appear to be no more than landlords with no interest to supply you with drink. It is the rent they are wanting and imo you have to do a lot of trade to make it pay.

I would contact the Yorkshire breweries to see what might be on offer.

Unless you have a bundle of experience I wouldn't. Single business type most likely to go bust.

Start by getting yourself on a brewery sponsored training scheme and go for there, but there sure isn't gold in it. Mainly bankruptcy.

You might need some cash to do it though(there is 1 scheme that needs a portion form yourself)

With no hospitality/pub experience it a risky venture?

can you get experience from your mates?

    try the chains.

JDW always seem to be looking for staff and have training programs.

Even many tenanted places need second incomes to work these days.

I have only just left the pub game after 12 years and tbh anyone that takes one on needs their head examined IMO. They are total money pits. Any that are offered up by breweries have been lying empty for a reason. If there is the odd place that turns a profit, then the owner hangs on to it.

If you are dead set on the idea, Puch is prob a good place to start, but you will need a large deposit (£20K+) for the lease, and I don't think it's the norm that accomodation is included. It's not a case of simply "taking the pub on". Punch is a business who "rent" you their pub. All debt and runnign costs are your own.

My in laws have just come out of their tenancy due to retirement, they spent 14 years building the business and turning over a profit year after year. Best bet is to contact the breweries estates, If i was going into the trade i would seriously go for a freehold as you can source cheaper beer as the breweries charge a premium.

Best bet is to try relief work to start with and i think the breweries have their own bank of reliefers.

Good for them, but this definitely isn't the norm these days.

If i HAD to choose a pub to take on then the number one deciding factor would be how many other pubs there are in the local area. If there are a few within walking distance, you don't have a chance.

Rural locations are always more likely to turn a profit also.

Be very careful - when I worked for the Insolvency Service I was dealing with 2-3 pubs going bankrupt each week, and other staff were doing similar. Mainly Punch Taverns and Enterprise Inns.
