Weird change of management company...

Have lived here for nearly 8 years and posted last week that the management company wrote to me asking if we had an unauthorised cat living here and if so to complete a request to keep it and pay £60 ! I have so far ignored them. £60 to complete a form ?!

Today I went to my parents house and they have received 2 letters from a management company of a totally different name asking them to pay the ground rent for our house!

I have never heard of this company and can only guess they have taken over from the last one - however we have not been told. I am now receiving letters requesting payment from what I believe to be the existing company and my parents are getting them from the new one! My parents have a charge on the property ( they lent a large sum for the deposit) in case anyone is wondering why my parents are involvded.

I have emailed the new company to ask who they are etc and asked for them to stop writing to my parents. I am thankful to my parents for their help but dont want them knowing all my business or getting worried about this stuff.

Also I had a nose on the new company website and guess how much they want to charge for a pet consent......... £180 !!!!!

My question is - can they force us to accept their new terms and conditions ? Can I prevent them contacting my parents ?

It can be the case that one company manages service charge and lease matters and another one deals with collection of ground rents.

These are not new terms and conditions they are the terms of the lease that you have and that governs the need for consent, if any, and charges are subject to http://www.legislation.gov.uk/ukpga/2002/15/schedule/11.

The registered owner of the property are the only ones that can be invoiced for ground rent- they are the only ones with a contractual liability to the freeholder ( the lease is a contract) and bills must be in this form or it is not due.http://www.lease-advice.org/documents/Form_of_Rent_Demand_Notice.pdf
Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
