Valuations - 2 totally different values, advice please!

OK, we've just had 2 estate agents around to value this house
the first was for £90-100k
the second for £115k
I mean really, a £20k difference is just !!!!!!! stupid :mad:
There is a house opposite for sale for £99k, its a different layout and has 3 beds but downstairs bathroom
how can there be such a variation on this one other than estate agents just talk nonsense?
We want to make an offer on this house, any suggestions where to start cos surely our landlord will want the highest figure?

Hi wiggly, when we came to sell a house in Cheltenham a few years ago the lowest valuation was £210,000 and the highest was £275,000 - yes, £65,000 difference!!!
We got three more valuations, eventually put it on for £260,000 and sold for £257,000. My advice would be to get at least 2 more valuations (making sure, of course, that you don't tell these agents what valuations you've had so far!) and then go for an average.
Valuing houses is not a science it's an art! And some agents just aren't very good at it!You'll never see a rainbow if you don't first put up with the rain . . . :happylove0 -
Is your house totally unique?
If not, you can figure the price/value yourself from those for sale on rightmove at the moment that are similar. Don't forget to check then for ones in the same postcode that have sold recently (rightmove has "sold prices" data too). If you then want to check whether houses have any obvious extensions that would make them differently priced to yours, go for a sneaky walk past or look from above on an aerial map site.
Or is it just me that does that?

as for noseying at other peoples properties, no its not just you, its great isn't it!
There was a house that sold the same as ours for £106k in october, if we could get this for 105 (or less
) I'd be the happiest little wiggly

Check out commission structure - some charge at % of INITIAL asking price (Haart used to) and disregard price drops so in their interest to slap on market too high then later drop...0
