Wjo defines fines professional? Its such a woolly phrase that you could get a neighbour in with a VAX to do it. Pay him, get a receipt and Bob's your Uncle one professional cleaning job. There is no standard to gauge whether its professional or not
By "professional" I mean a registered cleaning company that clean properties to a high standard on a regular daily basis for their living - not uncle bob down the road with his B&Q cheapy carpet cleaner! Professional cleaning need not be expensive, but is usually far more through than a DIY clean, using proprietory chemicals or steam generators, and they will usually guarnatee their work, and should come back and rectify any subsequent issues FOC.
We obviously must agree to differ on this one, as you have different standards and a different perception of the requirements of letting than I do. Are you arguing the case as a LL - or a tenant? If latter, I rest my case!0 -

Is there a trianing course I should be doing to become a house cleaning professional?
A professional is just someone who is paid for the work they do. It can be anyone really.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)

I am going to discuss with my tenant how they want it setting up as I know she will struggle to find the extra money for a bigger deposit but equally I need to protect myself as a LL. I'm starting to wish she had never asked for a dog now!!!

Can I just say thanks for being a reasonable landlord and at least considering the request?
I agree with all the others, taking a good deposit is the main thing.
As for the 'professional cleaning', i am wondering if you can simply ask them to pay the cost of it to you, now, as part of the renewed agreement. It will not count as deposit as it is not refundable. You get to organise carpet cleaning to your standards.0 -

I take it that you get to pick the cleaning company and price as well? I would love that because if it was me then if you asked for a more than the going rate I would leave the carpets in an absolutely filthy state. You taking money to clean them now gives me immunity for the state of the carpet on exit as you have taken full responsibility to get them professionally cleaned.
