Well not everyone has this new fangled interweb thingy so I would think agent 3 is correct in that whilst many people look at Rightmove et al first, some will look in the paper so I would say that both places will give your property the best exposure and, therefore, the best chance of selling.Thanks to all who post comps :A :T0 -

All of the agents ive had out, I have arranged to go and see houses they are selling. Ive got 2 to go and see tonight, and another on Sunday. so I shall see what they are like when they make their follow up calls.
All of the agents have saif they will have people on their mailing lists that are looking for houses like mine, so, I can only hope that they do, and that they arent just saying that to me.
I did ask the last agent if she would match the other 2 agents, but, she said that they dont do that. Basically, she is about £200 dearer than the other 2, but, that gets my house advertised in the paper for 4 weeks, whereas, the other 2 said if I wanted my house to be advertised in the paper it would cost me in the region of £100+ per advert.

What puts me off is that I would get really nervous. I remember when I sold my last house I only had 2 viewers. The second person bought the house, but, only because she used to stay in the house next to me in the past. The first people I showd the house to, I had them in and out in 5 minutes!!!

Your right Rach, I should really give my house the most exposure I can.
I think I might go for agent 3, but, need to speak to hubbie first.
Keep your fingers crossed that I do everything correct, and dont mess it all up.

Yes you are right when you say that you need the best exposure for your home.
The best thing about housenetwork though is that if doesn't work out then it would cost you £200 or even absolutely nothing. Worth a punt in my opinion.

The agents i've used included a paper ad in the price. I would have to ask why (even if that is your preference) you are paying more to do viewings yourself. Is it is going to be convenient for you? Are you happy showing to strangers on your own?If they want a weekday viewing are you able to attend or would this mean a day off etc? I have done this before, and it can be a real pain for no-shows, last minute ones etc.When I last moved I had a 3 month old and couldn't do them myself, and neither did I want to be in (crying/dirty nappy after arrival being off-putting etc). Paying extra to have no choice in whether you do the viewings or not is a bit off IMHO. You may be better off doing it yourself without an agent, but only if you are up to the chasing after the offer. All you need is a useless conveyancer etc and your stress levels will be up to the ceiling. Also it depends on who you sell to. An agent is obviously after the commission, but their world doesn't fall in if there is a problem. They can calmly deal with it and then you to sort it if possible. A call direct could be a completely different matter, and may not be beneficial to you (panic reaction bargaining etc). Again, can you do any of this from work? Toss up which part is less inconvenient for you and choose an agent (or not) from there.Good luck!Sorry to sound negative,particularly if the scenarios don't apply to you, but in three moves the agents haven't actually been the problem in all the parties involved.
