Complicated renting situation

    If it's not on the inventory, then the landlady will have difficulty proving it was there in the first place. Sounds like someone was too lazy or tight to pay to have it moved/stored. As for the white goods, this is quite comon, especially if you are an accidental landlord who has bought new for the new place. The letting agent has no right to have a fit - the items have not been inventoried, so in the eyes of the tenancy deposit service/courts, they do not exist!

    Well done on finding the rent, and I do commend you on your attitude to the walls. Have you got a poundland type shop near you? They sell a wall mark eraser (like a sponge, you use it damp) that removes all sorts from the walls. This may remove the majority of the marks without being a major job.

    Please do bear in mind that any landlord renting a house out should expect reasonable wear and tear though, and shouldn't be expecting to retain the deposit to cover it -
