Whats included in a building survey?

Hey I'm in the process of buying a house and really considering paying the extra for a detailed builders survey, I know the cost is £500+ (havent looked for quotes just yet).

Will the standard mortgage valuation report pick up on any major issues like dampness, cracks, etc.

Another concern is theres a HUGE tree (think its a conifer) in the back garden approx 10ft from the house. I'ts approx 8ft from the extention. I'm worried the roots could be a future problem to the house.

Sorry if this sounds daft but what does the detailed builders report cover? will both reports check the issues with the tree out?

I will be calling the mortgage lenders today and asking them to check it out but I'm not sure if they would as its just basic?

    Forgot to add its a two bedroom house with extension and the tree is as tall as the house! The house is 50 years old.

    As you can tell I'm a first time buyer!
    Just thought I'd ask for your views on this.

    The mortgage valuation survey won't check out any of the things that you are concerned about as it's very basic.

    A building survey will check out the structure of the building and look for things such as damp, dry rot, roof problems, windows, electrics etc.etc.and should also comment on any possible problems with nearby trees.

    When commissioning a buildings survey, you are able to ask the surveyor to pay particular attention to any particular issues that concern you about the building.

    There are 2 huge conifer trees in the garden that backs onto my garden, and (fingers crossed!) they never have been a problem, but they are about 70ft away and not 10ft like the tree you mention. Speak to the surveyor about it when arranging for the survey.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    roots are as far as the extent of the canopy.
    3 metres sounds close to me!

    The standard valuation report is done for the benefit of the lender and not for you. You probably won't even get a copy of it.

    You need a more detailed survey, either home buyer's or full structural (or whatever they are called these days).
