Part loft conversion

We have been quoted £5000 (we are in Merseyside) for a part loft conversion and are wondering if this is a fair quote;

21.45 m2 loft conversion works to include;
  • Fit new steels to support new floor for loft conversion
  • Fit new 150 x 75 floor joists to loft trim opening to allow for new stairs
  • Fit new stairs to access loft built to current building regs and to match existing style
  • First fix electrics to allow for 2 double socket, 1 light to bedroom, 1 light to new landing area 3 interlinked smoke detectors positioned on landing areas
  • First fix plumbing for 1 x double radiator
  • Insulate floor in loft with 100mm sound insulation laid on chicken wire as to regs Board floor using 22mm floor boards
So we are getting the stairs and floor installed and first fit electrics/plumbing. The 5K doesnt inlude Building regs applications or Structural Engineers reports.

    I'm being quoted £25,000 - £30,000+ for a 21 ish m2 loft conversion i.e. bedroom with en-suite, not including planning and building regs applications, so yours sounds great, but I'm in London. :(

    err, I really think you should check with the people who sent you the quote that the amount is correct and there should be a 2 in front of the 5.

    There is no way you would get that lot for £5K.
    (or have you made a typo)

    Apart from anything else, get another 2 quotes from other loft converters.
    make the most of it, we are only here for the weekend.

    I recently (6 months ago) completed my own Loft conversion. I did most of the work myself, with family. My father in law works at a fabrication place, so he ordered and prepared the steel work for me. So with all this mates rates, and doing the work myself the job cost £11k.

    So no way you can get a complete job from a builder for £5k. That's not even enough to cover the labour costs.

    I should have maybe given some idea of costs. My steels were £1k. The stairs were build by a company and delivered to site, but cost was £800, and I fit them myself. We had velux windows (2 Large and 2 small at the back) which came to £1100 with the flashing kits. By the time you add in timber, insulation, plasterboard you are looking at a cost for materials of around 10k. If you go down the Dorma route, you can easily add another 5-10k

    Has anybody fitted out a very basic loft and how much did it cost you please?
  • too cheap, be aware. 5k would only just cover the stairs, steels and part electrical works - let alone plumbing,scaffolding, other materials and labour which is the most expensive
