Further advance - conveyancing?

Hi all
Bit confused. Had mortgage offer come through today - it's a further advance on existing mortgage. For the first time in the whole process, there's a mention of conveyancing. We're doing some internal home improvements, so as far as I knew, conveyancing wasn't required. We're hoping to have the money in our bank by the end of the week - is there going to be a hold up here? Will I need to get a conveyancer?

Normally there wouldn't be nay need because the title etc would have been checked when you got the original loan from the lender.
Is the lender requiring that the further advance to different people form those who took the original one? For instance, original loan to 2 , but now they will only lend to one of you, or the other way round? That could involve conveyancing work.RICHARD WEBSTER
