Pressure from EA and Seller - Advice?

Hi,

I was after some advice / opinions and a general moan about the above.

We had an offer accepted on a house which was being sold by a builder (they had taken it in part exchange). We aren't in a chain as are going to rent our house out.

Santander have taken forever (currently 9 weeks) to process our mortgage application - apparently a survey will happen next week.

The seller (via the EA) is going mad saying that 9 weeks is unreasonable and has instructed EA to phone me and chase.

I have told EA that I am doing my best to progress things - my solictor has been doing her bit, nearly sorted tenant for my house, put our stuff in storage, found new nursery for my daughter etc...

EA said she would have to inform seller and he wouldn't be happy.

There is literally nothing else I can do and I am worried that after all of this the seller may reject our offer and we'll be back to square one.

We really want this house and have done everything we can to make it happen fast but there have been delays with Santander that we haven't been able to control.

Is it normal for EA to phone and make you feel guilty with veiled threats from seller?

Don't know what else to do. Not sure if anyone has any ideas or can offer sympathy. Do you think seller will pull out at this stage when we could be 3 weeks from moving in? (best guess according to my solictor).

Any comments welcome!!

    In today's market I'd have no problem calling the EA and saying one more threat and we pull out.

    I wouldn't retaliate, I would just state the facts, tell them that you wish it was faster, you are doing all you can to hurry it, but that Santander is the blocking factor and trying to chivvy you along is not going to be helpful.

    Remind them that the stamp duty holiday deadline has led to a huge backlog of mortgage approval work.

    I wouldn't apologise.

    is the house still being advertised for sale?

    I do feel that nine weeks is a long time, I am not blaming you just stating what I think. If the house has been off the market for nine weeks while your mortgage is not yet even approved then I can feel the vendors pain.

    I would also be getting a bit fed up by this point, until you have a mortgage approval and survey this house is no where near sold, everything could go wrong.

    Sorry, but I think you are premature in finding a tenant etc and do need to be phoning Santander daily or going through a broker to get a faster offer!

    I can understand seller being annoyed - I am too but there is nothing else I can do. I am phoning Santander everyday.

    I just hope they don't decide to pull out of it all when we are nearly there. I don't expect any issues with survey so hope to move within 3 weeks of that happening.

    Would be 12 weeks in total and I have read average house sale takes 8 - 12 weeks so overall it would be average.

    Arrgh - need Santander to get their skates on!!

    To be fair OP, if I was the vendor and a survey hadn't been booked within two weeks of offer accepted then I would have been showing other buyers around, in fact I would never take it off the market until a survey was booked.

    I can appreciate things might by out of your hands, but 9 weeks is excessive, and if i was this vendor I would have looked for new buyers a long time ago.

    Sorry but I would have to sympathise with vendor in this case.

    It is naive to believe a survey will not show anything, most houses have some issues that need to be investigated!

    I hate to say this but I don't believe your solicitor will have done much work on this, how would you feel if they did tons of work that you have to pay for and the mortgage was refused.

    My guess, after many house purchases and sales is this is sitting on the side of the desk waiting until the mortgage offer!!

    I hope I'm wrong but I think you are several weeks away from completion not three but I will be happy when you post that I am wrong.
