Getting a copy of Maintainance Contract

Hi, I've been a homeowner of a leasehold flat or about 3 weeks now, it had a new lease on completion.
I have a few questions, the company who maintain it are hopeless, I've yet to see a contract of what they should be doing. I have asked them but not got a response. Should they provide this? If they fail to carry out work, what action can i take?
How do I know if my lease got extended, what proof do I have?

Did you have a solicitor for the purchase? This should be part of his job, especially notifying you of the lease length.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Your conveyancing solicitor should have had sight of the lease-extension documentation, for both you and your mortgage company.
The responsibilities of the managing agent/freeholder should be laid out as part of the leasehold agreement documentation. Your conveyancing solicitor should have passed all that paperwork to you by now.

As said the lease sets out the services and service charge budget and accounts will have explained what services are being provided.
An artless request for their contract is going to be ignored, as that relates to services they provide the landlord as agent, not who does the cleaning and how often and for how much.
Start with a request for the current budget ( which is the basis for charges that you pay) and a breakdown of what services that provides.
Express the concerns that you have and ask for them to be acknowledged and responded to as to how they deal with them.
What is it that leads you to say they are hopeless.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

I know the costs, I have all the paperwork. Its not the costs I am asking about, its what they should be doing.
The guttering around the block leaks, the communial area has no light, the grass area is worn with cars which have parked there.
I knew they were rubbish from speaking to residents but I am otherwise pleased with the property. The general feeling is they are on the take and keep the money for themselves.
The lease was extended but paid once the sale completed, so I justed wanted something to prove once I sell the flat later on.0 -
It's always easy to fill in susptcion in a an unsatisfactory situation and doesn't actually help you.
One or two residents may not have paid for many reasons, and they have no money to pay bills- see earlier post.
Does the budget have an item or repair amount that will cover a light and gutter repairs.
Call them up and speak to the person who deals with repairs and ask what they plan to do and when. Press to speak to an owner if they are unwilling to answer.
There are variety of methods to enforce repairs but you and others, fuelled by your suspicion might choose to exercise the no fault right to manage and take it over.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

i will do. some have refused to pay in the past but the freehold also owns the maintainance agent.0
