Wanting to move (London) but commuting problem causing headache!

Hello all and thank you for taking a look at this post!
Myself and my husband are looking at moving to another rental property, but we're at a loss as to where to look! We currently live near Canning Town in east London in a 1st floor 1 bed ex-council flat which we pay £720 pcm rent on and £91 a month council tax. Obviously we would prefer it if we were moving somewhere where we would be paying less, but if for the same money we could find a house with a little garden... that would be ideal! :) Also in an ideal world we would live outside of London, somewhere quieter as neither of us are city dwellers! Not knocking London living for those of you who love it, but is just not for us.
Our problem lies in where each of us needs to commute to... I have to travel to Hatfield, Herts 1 day a week, Hackney 1 day a week and then 2-3 days a week to Custom House all using public transport. My husband works all around east/south east London and has a company car. My question is this... can anyone think of a location where we could find a reasonably priced rental property in an outer London area that wouldn't be extortiantly priced to commute from or add another 15hrs travel to my week?? I currently spend somewhere near the region of £200 pm on travel :(

    What about looking in the South Woodford/Buckhurst Hill Area? My sister lives that way & it's very nice, as you have Epping Forrest on the doorstep. I'm not sure what rents are like there, but you would be in a much greener and quieter area & have the benefit of the central line on the tube.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    My plan exactly. Probably going out further than zone 3 london. But worry that at the current cheap rent the rail fares on top will really blow the budget.

  • Had considered the route between Hatfield/Finsbury Park but as HillBilly1 points out rail fares are a nightmare. Thanks for your suggestions though - I'm realising there's no easy answer!

    Finsbury Park is on the underground (Piccadilly and Victoria lines), so is Tottenham Hale (Victoria line and overground on an Oyster card) where they are building hundreds of part-buy/part rent properties right now (Newlon) and Walthamstow (Victoria line and overground also on an Oyster), so overground rail fares would not be an issue in those places. Plus, extensive night-bus services so you could avoid expensive taxis home after a late night out.

    If I had the choice I'd be looking to buy 100% of ownership in Walthamstow, probably in one of the two "villages"/conservation areas there. 20 minutes into central London and all the facilities you could ask for.

    Agree with B&T - I'm another who tends to suggest Walthamstow. Did think about that being a good option for you.

    Another is Highams Park where I've lived before. Overheads into Liverpool Street, a stop at Hackney Downs (if that's any good for you), Walthamstow en route too where you can change onto the Victoria Line, or you can get a bus (or 2 mile walk/drive/bike) to central line... it just ticks a lot of boxes but is still quite 'London' but with more of a village/community feel.

    I moved from NW London to Stevenage (great ashby) and loved it there. Train to Kings X in 20 mins, right on A1 so Hatfield is also drivable in 15mins. 3 bed semi in nice area with big garden and garage is £850.
