Hi folks, I'm in the process of buying a house and my solicitor sent me the following email which I'm not quite clear about so I thought I'd ask you guys to see if it all makes sense etc. I live overseas. Thanks and hope to hear your views soon.
Email:- "Dear Clive
I am assuming that the Mortgage Offer which will be issued in my favour will reflect exactly those terms of the offer that you have received from the Halifax Plc.
I have read through the conditions of that offer and everything appears to be in order. There are no unusual or adverse provisions. Please confirm who will be arranging the Buildings Insurance for you.
Please ensure that the conditions of the offer in relation to the interest rate charged etc are in order.
We do have a logistical issue which will have to be resolved. At the point where I receive the original mortgage papers, these will include a Mortgage Deed which you will have to sign. Is there a fast and efficient manner of delivery?
I have of course received the contract documents from the sellers' Solicitors in respect of the property and I would refer you to my letter in January which contained the list of fixtures and fittings and enquiries received (at that time).
I enclose in the meantime a copy of the replicated forms which were prepared by the sellers' Solicitors. These should not contain any major changes.
On the 27th January, I wrote to you with a copy of the deeds in respect of the property. Again I assume that there were no queries in respect of these.
The sellers will arrange to pay the service bills etc up to the date of completion from which date they will become your own responsibility.
I enclose a copy of the Contract itself which shows the price at £174,700.00. I would confirm that the special conditions of the Contract are standard in nature and do not include any unusual provisions.
The Sellers Solicitors have confirmed that so far as the sellers are aware, the property has not suffered from any subsidence or structural fault. The have also informed me that there have been no alterations to the property since its original construction.
The Local Authority Search revealed the planning permission for the original construction of the property. The search also reveals a residential area directly to the West of the property.
??? Drive itself is adopted and repairable at the public expense and there are no unusual or adverse provisions affecting the property.
If you are content for me to sign the contract on your behalf, would you please e-mail an authority for me to do so at the price of £174,700.00. Then assuming that by that time the mortgage offer is to hand, I can exchange contracts.

Not an expert, but I've bought 3 places now and it seems fine to me - sounds like pretty standard stuff unless there are any concerns about anything that you didn't get round to raising.Chances are any queries would be more unintelligable than the email is already!

All sounds ok to me. It's basically asking if all the paperwork you have previously recieved from him looks in order, and that the mortgage details are as expected.
However, if your ever not sure, you should e-mail the solicitor to query things in plain English. Thats what you pay him for.

Looks okay to me (I've bought and sold several houses). Are you querying anyting specific or just the letter in general?I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.0
