When can I give notice?

I am looking to move as my landlord is selling up and everyone who has been showed around so far have been very obvious first time buyers, so I am likely to be out on my ear soon.
I am wondering when I can give a months notice on my property. I am currently on a 'month to month' tenancy after my 6 month tenancy finished around 2 years ago. I have never signed anything else since then.
When I moved last time, I was told my notice had to be given so that I moved out on a rent day. I cannot find anything to that affect in my tenancy agreement but I remember this was told to me last time, so I would have to give notice on the 1st May.
I am going to see a home tomorrow and if I like it I would like to give my notice ASAP so I can move in ASAP (I am sure that the landlord of the new place won't be too excited at the prospect of no one moving in until June) Is there any way I could give my months notice tomorrow. Having to give notice on a rent day gives me a very small window to view places in order to give notice on the 1st of the month, and I dont want to be paying rent on two properties for more than a few moving days. On the other hand I dont want to wait to secure the new property as it will no doubt get snapped up.
As I have had a few issues with the viewings on my current property I thought I could say if they will not meet me halfway and allow me to give a months notice tomorrow, I will not allow any more viewings until I move out but I want this to be as amicable as it can be.
I hope that all makes sense, I tend to get a bit rambly...

Speak to your Landlord and ask them when your tenancy started or read the tenancy paperwork.
Offer to go in one month or you could lose the new place and state you may remain in the flat for months otherwise
The Landlord maybe happy if you leave in one month as he/she is much better off having a vacant flat to sell.0 -
My tenancy actually began on the 23rd of the month, does that mean my tenancy can end on the 23rd?
As I said I am happy to give my months notice, but if I do like this property tomorrow and they insist on a 'rent day' notice, then its going to be a month and 3 weeks notice almost.
And I definitely agree on it being better to sell an empty property. The flat is very modern but my tastes really are not, so my 'shabby chic' cluttered decor is probably not selling it in the best light to a more modern buyerI have also been slightly awkward (in their eyes, not mine
) about viewings, so maybe they will be happy to see me gone.
I guess its just a case of seeing what this place is like tomorrow and then giving my current agents a ring, see what the deal is!0 -
If your tenancy beganon the 23rd of the month, then it ends on the 22nd of the month.
You must give 1 month's notice to coincide with the end of a rental period. Therefore, if you give notice so that it arrives before/on 22nd April (i.e. not put in the postbox on that date), your notice will expire on 22nd May.
Unless your LL agrees - in writing - to accept 1 month's notice to expire a calendar month after being given.
NB This assumes you are in England / Wales.0 -
And remember, though it may not be desirable and you'd still have to pay the agreed rent to the agreed time there is nothing stopping you physically moving out before that date.:www: Progress Report :www:
