I fully agree. Basing any decisions on zoopla values would be very unwise.Take no notice of Zoopla valuations as often they are just a ridiculous joke.Favours are returned ... Trust is earned

What it's worth to you is all that really counts. You make an offer based on that; if it's accepted then great. To someone else it may be worth more; if it's not then the seller will have to rethink.You make a fair point, maybe i should give more info, house is in north east of England, near Whitley Bay.
I dont think its worth over £175- 180k.
