What about all the other documents you'll need?? Last time I did a tenancy there were 12 docs... (albeit Scots law..)
    Guarantee

Form AT5 (says your tenancy will be a Scottish Short Assured Tenancy).

Repairing standard letter (says Landlord must fix certain things & if he doesn't you can appeal to the PRHP).

Key agreement. (I can keep a set of keys).

    Deposit receipt

    1st month's rent receipt

    Inventory

Notification of grounds for possession: Tells you some reasons I might want to gain possession back the property.

    Tenancy agreement.

(email, hard copy also to be sent) to Council advising change of occupant re. Council tax account.

(email, hard copy also to be sent) to Electrticity board advising change of occupant & meter readings (we will read them on move-in day).

(email) to you giving contact details for my builder, lives in FFfff Wwwww, copied to him, for emergency repairs if you can't get hold of me.
You'd be best advised to join a Landlord association, get their docs & do their training..

.. good advice but, if you get it wrong you might find you've dug yourself an 'orrible 'ole...

There are all sorts of what sound like reliable and useable documents available on the net. Some of which may get you tied up in knots if you ever need to acquire possession.

The best way of finding a sensible tenancy agreement would be to join a landlords association and use one of theirs. The cost of membership can be offset against the rental-income for tax purposes. You would also have access to reliable legal advice should you ever need it, too. Win/win.

I added a clause on smoking in the premises and added the ability to keep pets but put a limit on it.

'sfunny: I added a clause on not smoking in the premises and a clause on keeping pets in line with OFT guidance...(google OFT356 for lotsa info on OK & not OK tenancy clauses...).

Point is, get it wrong (especially someone who sounds like they have limited knowledge of the subject..) you can find you've granted rights you didn't mean to,..
