No hot water!!!!

    Yes thank you. It was my 21st birthday and I was in the Welsh mountains on a 'training' course. I learnt that it was a stupid thing to do.

    The shave was refreshing.

    Actually it was you calling him a guru last week ... I don't think anyone one on landlordzone promotes themselves as such.

    But back to the hot water, it does make sense to me as when you think about it, which other business would charge a customer full price for a partial service? Say you went on holiday and due to a boiler breakdown there was no hot water for two weeks. Would you still be happy to pay full price for the holiday if the owner gave you a kettle and an assurance that despite their best efforts the plumber won't be able to do the fix for two weeks? What if you find out that the boiler was old and prone to breaking down and yet the hotel had taken a business decision not to replace it, would you still be happy yo pay full price - or - would you be asking for a discount? Who here would really pay full price for a holiday like that?

    At the end of the day if the landlord chooses to soldier on with an old, unreliable or cheap boiler or selects a bad tradesman for the repair or chooses not to have emergency callout insurance cover then it isn't the tenant who should suffer for that decision. Other business have appliances or other unexpected failures and they don't treat their customers like that.

    PS I think offering gym membership is a good idea, I would be happy with that if it provided access to a good shower every day.

    Personally, I would make a token payment as a gesture of goodwill providing rent had been paid on time and without a fuss. Maybe a week's free rent but I am so genorous there's no wonder I hardly break even!

    Well that's somewhere between a 50% and a 25% discount as mistyarthur has been a month with problems and two weeks with no hot water at all. (So a weeks free rent is a 25% discount taken over a month or a 50% discount taken over two weeks.) Seems reasonable enough to me.

    In cash terms I make that 132 quid against mistyarthur's usual 575 pcm rental payment. Again reasonable IMO.

    a mate had the same problem in his rented terraced house, (400 per month). the private landlord has been very slow to do anything about the very old boiler installed. it had broken down months ago.
    when my mate spoke to the local council about it, they said the landlord did not have to supply any form of heating! inc hot water.
    as long as they had water and electric supply, then the rest was up to the tenant.
    Get some gorm.

    What did your mate do?
    I hope he didn't tell his landlord what the council said, if he talked to his landlord tactfully, he should get it resolved.
