House offer help please

Good afternoon,
I was after some help/advice if possible on a house purchase.
Basically situation in brief: we have sold our house cash buyer family member. Have been informed by bank ok for mortgage obviously subject to more in depth checks. finances for conveyancing etc all in place.
Basically late December last year we found a property we liked marketed for£239,950 viewed twice and put an initial offer january 2012 which was rejected. We increased twice to £230,000 on the grounds of the fact an identical property round the corner sold November 2011 for this price. The EA then became complete prats pushing and pushing for more. The whole way through up until this point I had dealt with one particular person then all of sudden others are on the phone giving it the hard push. So I said final offer going to look at other properties now and walked away.
So now it's April have looked at plenty of other properties but nothing has come close to this one it's still for sale and we're thinking of reapproaching any tips on best way to go about it? We are prepared to renegotiate.

Put the same offer in again. Don't tell them you'll negotiate. Alternatively, put a note through their door with the offer and tell them that you believe the EA failed to pass it on last time. If it's still on the Market after months, chances are, they're getting desperate....all's fair in love, war, car parking and house buying.
Play your cards close to your chest and don't let the Agent railroad you. It's a buyers Market and frankly, £230+K is quite a lot of money anyway. My personal view is that houses are way overpriced and I wouldn't contemplate paying that amount of money for anything, but that's my opinion. If you think your offer is 'fair' and it's what you have, stick to your guns.Debt Free! Long road, but we did it

Put the same offer in, directly to the vendors. You've nothing to lose and everything to gain.

Bypass the estate agents, it is difficult to negotiate through a third person. It is so much easier and quicker to talk face to face with the current vendor and you can judge there responses to influence what offers you make0
