Question for Landlords.

    ....We asked the tenants if they wanted us to do their side aswell as it would have looked really odd for the 2 sides to be different as they are part of the same triangle, but also because i'd have to go onto their property with the ladders.
    They were fine with it - but i wouldn't have dreamt of doing it without asking.
    Similarly we've just had to replace a fence panel that blew down in a storm last week & we've gone 50/50 on the cost with them.

    For future reference, and the benefit of anyone else reading this, you should have been seeking agreement from the owner/landlord really. Property maintenance is not the tenant's responsibility. Indeed the tenant certainly should not have been paying for the fence.

    Furthermore, had the LL been unhappy about the re-painting of the sign for any reason, he could in theory have taken the cost of reverting back to the previous colour out of the tenant's deposit!

    Tenants should never paint, decorate, alter a property without their LL's (written!) permission, or allow someone else to do so either.

    It was rude to go into her private garden and spray it without asking. Just because you let her into the communal garden (which she may have a right to use anyway?) doesn't mean you get automatically get access to hers, and definitely not to take any action in it. you may think you were doing her a favour, but you should have asked first. Otherwise it's no different to someone randomly coming into your communal garden and digging a bit up or something. It's not yours, so don't mess with it.

    she may have pets she is concerned about, or asthma or something that makes her worry about what chemicals have been used, on top of the intrusiveness.

    What the landlord would think is neither here nor there. the landlord has no right to just enter the property once it's been let out, let alone you.
