Can I get some input please

Can whoever has the time, please take a look at this advert for a house please.

Can you critique it in terms of what you think in general, what you would offer/sell it for?

Bit of background for it. It was completed in 2010, but has been sat on to be released into the market for a year. Was marketed by one EA for ~6months, but nothing came of it. New EA has been marketing since March. Has been reduced once in that entire time ~10k.

Similar houses within 1/4 mile all seem to sell for ~250k. Some higher, but with extras with things like double garages, landscaped gardens etc.

    It's been well photographed to make it look spacious. I looked on the site and there is another house on the estate that is for similar price but looks more cramped on the plot.

    So I looked again at your link. The detached garage is I take it belonging to the neighbouring house so you appear to have a shared driveway.

    The back garden looks generous. As to be expected with new estates it's over looked but you could plant for some privacy. The rooms looks spacious in photos but when you look at the measurements they are not so generous as they look.

    It's an ugly looking house from outside but the rooms seem nice straight forward shapes so easy to furnish.

    Hate the wall mounted fire but easily changed.

    It's end of cul-de-sac so look at parking issues as access is often blocked at the end where people forget to leave turning points. Also will children congregate there?

    It's a new build that no one has made their mark on, so it generally looks clinical. I love the bathroom but the kitchen tiles are putting me off. Overall if I were buying I would see the potential to make it mine.
