Landlady selling estate agents being a pain

    Plenty will, because they don't understand tenancy law - even though they are tenants themselves, they will not understand the strength of the tenant's position.

    I would contact the landlady, explain about quiet enjoyment, copy estate agents in, keep proof of delivery, and don't let them mess you around. They don't care. I've been in this position, with agents knocking on door at 8am on Saturday. Told them to stop. They did.
  • I have to say we didn't feel in a strong position until I read all your answers
    We feel more confident now to put our foot down and lay down some rules that work for us :-)

    Take no crap off anyone ,its your house..you pay to live there.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    You are walking on eggshells with your greedy landlady because you want a reference from her.

    But she should bear in mind it's in her interest to give you a good reference to get rid of you on time.

    I hope someone makes her aware you could cause her a great deal of bother if you decided to stay put.

    I'm not recommending you do that, but having a roof over your head is more important than upsetting the landlady.

    We have been model tenants paid in full on time for 16 months
    Never asked for anything
    And we were with this letting agent for 2 years before we moved to this house
    So hopefully we will be ok

    Not so, well at least in my case. As a LL myself, I would never take a reference from a letting agent - I would want to speak to previous LL, and even previous LL before that, and ascertain their true thoughts on the tenant. You may only have dealings with your LL's agent yourself, but I would want a reference from the organ grinder - not their monkey!

    Remember the letting agent works for the LL, not the tenant, so even if you feel you have a good relationship with them, they owe you nothing!
  • Well I emailed a very poilte email suggesting times for viewings etc got no answer but a section 21 in post instead :-(
