Hi
Just wanted some opinions....we put our house on market nearly 2 weeks ago. It's the first time we have had at selling. We've gone with a good, well known estate agent, one of largest in our area.
We've had no viewings....I realise I may be expecting too much or be impatient but feel but disheartened!
Also, our kitchen is like a building site and wonder if photos of it would put off would be buyers/viewers? My hubby is in process f taking ceiling down and floor is also up. I figured we would put in market anyway....lots if people buy places then rip out kitchen so we've just helped a little. The rest of house is decorated and it's priced fairly.
Is this to be expected?
Lthanks for reading

Can I ask roughly how much your asking and the size of the property?
The reason I ask is because if your property is aimed at FTB's my gut reaction would be that the kitchen may well be putting buyers off, even if it is priced reasonably. With mortgage companies requiring larger deposits cash to replace major things such as kitchen isn't as easily available.
We accepted an offer at the end of feb, we're on for 3 weeks, in that time we had 13 viewings, the first was the day after we instructed the agent. Our kitchen had just been refitted so for us we a real selling point.
Hope that helps, sorry for waffling.Started comping again Sept 2013
Best wins: Currys wishlist, 3 Laptop's, a PS4 and an Espresso machine • fridge freezer • £100 M&S vouchers
46 wins totalling approx £3000 since September 2013.•* Thank you to everyone that posts competitions*•.:A0 -
agree with Ali - get your kitchen sorted quickly before chasing the agent I would say - when you chase them, that should get them on the phone talking to prospective buyers. Of course, get them to update the photos for the kitchen once you're done.
Kitchen and bathroom is key to selling a house0 -
Where in the country are you? Locally I would expect the agent to have some buyers registered who they would send round in the first week.I think....0

If you feel brave post the RM link and then you can get some feedback on both the details and your asking price.
What does your EA say?It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Thanks for replying :-). At the valuation, I did bring up with the estate agent re kitchen and he seemed fine.
We are in the south east. Our house is 3 bedroomed, 2 reception with a massive bathroom (same size as double bedroom!), it's very spacious but it's getting people in through the door to see this! It's priced from £165k which should capture the ftb market.
Our road is not the 'best' in area but other houses have sold. I just want to move on...it's a lovely sized house.

Ps got a call from girl at EA and used that opportunity to enquire and was be in hold then said Birchers gone out etc and no viewings at moment. Oh well.
My hubby s doing kitchen and so very slow and it's coming along but t be honest I don't thin it will make any diff to value so keep thinking what's the point as wantto move anyway?!0 -
What have other houses sold for near to you?
This, and not the asking prices, will give you a good idea of how realistic your EA's valuation is.
Did you have only one EA to value?
You do need to get the kitchen sorted. Many ftb especially will be on a very tight budget and will just want to move in. Many will view sorting out the kitchen as quite a big job, both expensive and inconvenient, so this may well be putting off viewers if there are similar properties nearby with kitchens that are complete.
Is your DH planning on finishing the kitchen before you exchange/complete? - if so this needs to be made clear to potential viewers. It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
