How to split 'shared' garden?

I live in a detached house but the front (lawned) garden just goes across my house and my neighbours without any divider. According to my deed and land registry plan, my plot runs in straight parallel lines from bottom of rear garden to edge of the pavement out front - So I assume half the front is mine to do what I like with, the deeds don't forbid any changes.

I am thinking maybe to extend the driveway part so another car could occasionally fit on accessing diagonally from the existing drop kerb area.

My big question is how would I accurately determine where the divide is to avoid future legal issue? I have tried extending the rear garden fence line with string out across the front lawn to measure it but I don't think it would stand in court!

Do I need a surveyor? or something else?

  • Talk to your neighbour before doing anything.
    If you cant dont bother.
    Border disputes can go insane really really quickly.
    Best thing would be to decide the border with your neighbour.
    If you cant sort it out forget it sureyors hate ths sort of thing as you can go insabe over 5 inches of a land. Good luck.
