Garage not on land registry

Hello there,
My partner and I are just looking into buying a house. We have just had the land registry map back and the line they have drawn around the property does not include the garage at the back of the property. The garage it actually attached to the back garden i.e. the back garden wall is the side of the garage.
Obviously we are a little worried as the current owner doesn’t know why it’s not on the land registry. When he checked is original map from when he bought the place it was the same as ours (garage not marked)
Is this going to be a big deal? Does the land become ours after a certain time? Has anyone had this before?
Our solicitor is looking into it at the moment but for peace of mind I thought I would ask peoples opinions
Thanks
Lee

I had a similar problem when I bought my property where my rear garden was not marked on the land registry. I reported this to my soliciter who found that some land was swapped with the neigbouring property and the updated registry wasn't completed correctly. After a small wait this was all updated and corrected in my favour and i have not lost anything.
See my past threads, I started one a couple of months back about this.0 -
Yes, to the latter. The period of 'adverse possession' needed is either:steely1981 wrote: »Is this going to be a big deal? Does the land become ours after a certain time?
a. twelve years, if the garage is unregistered land; or
b. ten-plus-two years [too long to explain why, here!] if already registered.
But first see if your vendor (V) is supposed to own it. If so, it can be added to the 'house' title; or V might already own it under a separate title. If neither, maybe V has already occupied it for long enough to found an application based on V's adverse possession.0
