    Interesting about form TA6, thanks for that timmyt, I had a feeling it should have been disclosed somewhere but we don't have a copy of the form. I guess now that the PP has lapsed we don't have any come back on our vendors for not disclosing it at the time?

    Many thanks for all your advice, I have now written a detailed 2-page letter explaining our concerns and have said that we cannot possibly agree to a 2-storey building of undisclosed height being built at an undisclosed distance from our boundary. I have said that we would be happy if the plans were revised to either relocate the outbuilding to the other side of the garden, or for the proposed building to be kept to single storey in height.

    We do not want to be prudish neighbours, we have not objected to the proposed alterations to the bunglow and we are not objecting in principle to them putting an outbuilding in their garden, we just do not want our greenhouse, vegetable patch and chicken run in permanent deep shade! Indeed, we may well want to extend our house in the future so we do not want to upset the neighbours, I just hope they take our views and concerns on board.

    I really hope the previous permission is not used as a precedence....

    The drawings are a bit misleading. The section going through the outbuilding has a different roof pitch to what is illustrated on the elevations. There doesn't appear to be enough height upstairs to exit the stairs without banging your head or opening any of the doors unless they are about 4' high. The intended height is a bit uncertain.

    The boundary is on the southern side of our land, it runs south east to north west. The proposed building is due south of our garden and will therefore cast shade.

  • The only real issue here, like others have said, is the impact on your amenities, particularly your garden. However, whilst I do think it would have some impact, due to its height and proximity to the boundary, it is sited well away from your house and it's not a strong argument.

    You can't object on the grounds that the height is 'unspecified' - it is specified, as the plans are to scale and can be measured. If you want to know the exact dimension, you could speak to the case officer dealing with it and get him to measure it off the plan.

    It's also pointless arguing 'garden grabbing', as the erection of an outbuilding/annexe has nothing to do with garden grabbing - that concept is related to new dwellings.

    I've also just looked at the previous planning application (reference 2008/0437) - unhelpfully, there are no plans on the Council's website. However, the description of the development previously permitted included a 'two storey detached workshop with first floor accommodation including three dormers'. If this previously permitted outbuilding was the same height as that currently proposed, it is fair to say the current one is likely to be granted permission, if there have been no changes in circumstances since 2008. Plus, the previous one seemed to include three dormer windows, which would have added to the roof bulk (although they were presumably facing away from your house).
