Agencies - just how do these properties go?

I've registered with several agencies for rental properties and I'm wondering whether the adverts are genuine or not.

Yesterday I received two updates of property newly available. One said "Sold subject to contract" and the other said "Let in 3 days!!!!!!" (almost as though to rub your nose in it). I'm usually on the websites every day and have never seen the properties advertised before.

Is this just some form of advertising to make themselves look good or are properties actually going before they are advertised? If the latter, how does one get a look in?

    They go before they are advertised as they first marketed to people on a list. They are well priced for a quick sale/rental. A property priced too highly will not sell quickly. I know I could sell my house tomorrow for £125,000 but I really want £135,000 for it but that could take months to find a buyer at that price point.

    hi, did you ask the agent about them? Maybe highlight this fact to them and see what reason they give.

    we sold our house to people on the agents' list.
    Never officially made it to market but still a week later they asked us to agree the details and posted it on RM as SSTC.

    I guess it makes them look good as when you search RM for which agents are hot in a given area then they come up with a higher percentage point success rate.
    I know that we specifically excluded them putting up a sale board so they had no free advertising that way.
