EA said "house sold" yet still listed on RM

Enquired about an house a month ago, EA said house was sold. After 2 weeks we saw they had updated there RM listing and put some of there houses up as STC. Still the house we enquired about was listed as unsold, so we rang up agian. "Sorry sold". Checked 5 minutes ago still listed. House looks like an older person or persons occupied it, we looked in 2 weeks ago and furniture was still in there.
They have for definite updated there RM with some STC in the same area and price bracket.

put a note through the letter box saying you would be interested and see what happens

It may just be that the vendor doesn't want any more viewings and is satisfied that the sale will go through even though it isn't officially sold as of yet.

But like Old Git says, nothing stopping you from putting a note through the door saying your interested.

If that was the case why not just take it off RM or just update it to SSC. Don,t make sense to me.

Is the house by any chance a repo? Because if yes, then the agent is under obligation to advertise it up to the exchange of contracts even if an offer has been accepted. If You're in England You should still be able to put an offer in, in Scotland however it's a lost case.

We've seen this with 2 houses and in both cases it has been sold by another agent, but the agent showing it as available hasn't been told 'officially' and therefore they continue to market it but not take viewings.

Don't think it is a repo, best guess is it is a probate sale or the owner has gone in to a home.
Not seen it listed by another agent.
  • Similar story here - saw a house on RM, enquired about the dimensions of the third bedroom and was ignored twice, to then be told that a sale had been agreed on the property ... three weeks later and the house is still not listed as sold on RM (although the EAs own website has finally been updated over the weekend).

So they might just be slow? Or have accidentally missed that house of their "mark as sold on RM" list?

It happens. Saw a house 3-4 months ago that was advertised with 2 agents, not marked under offer. Asked both, they were saying sold/under offer. It's still on both agents' webpages and rightmove today, listed as available.
