London SE1 how easy to find 2 bed flat to rent

My daughter and her friend are presently students in halls of residence. They will be looking to rent a two bedroom flat in London SE1 from about June this year.
From people with experience how easy it to find a flat and what problems might they encounter.

    Just read the threads on here.., SE1 to Glasgow etc.., the general problems will be the same. Obviously.., SE1 is going to be more expensive than Glasgow!

    As has been pointed out, as a student, your daughter and her friend will almost certainly need a guarantor. Unless these two people have lived together before, u might also need to make an agreement as to what happens if the flat share doesn't work out.

    U might also be better looking for 2 rooms in a flat/house on a site such as http://uk.easyroommate.com/sbox/homepage/UK2/UK2_London.html?gclid=CJL_5dqena8CFQ1lfAodXD2Naw as they'd be 'lodgers' (rather than tenants with a lease) . There would be less security but also less obligations for them. As students, this could be a useful option.

    It would be worthwhile contacting the university, and see if they have advice/a booklet and probably lists of landlords that will let to students.

    London SE1 is likely to be too expensive as it's a fairly central mainly business post-code. Is there a particular reason why it must be in SE1?

    What problems are they likely to encounter? The expense. Having to deal with letting-agents more interested in finding homes for much wealthier prospective tenants working in the City.

    Despite it being fairly 'central London', there are some pretty grim bits of SE1 and I wouldn't like to be walking round there at night, let alone a young girl/2 of them.

    Make sure they choose carefully. Ask advice on here if you want to. Someone will probably be able to help.

    As above, why SE1? Is that the postcode the course is in? They probably won't have to limit it to SE1. There will be other options.
