    5K down on 190K, and you're a first time cash buyer? You could probably have easily knocked 10% off the prices as you're a rarity and in a really strong position. But now you've offered, stick there. However, if you are worried about timing, you could maybe say your offer stands for a certain amount of time.

    Whatever, keep looking so you understand the market - things can and do go wrong. But I hope not for you.

    I agree, I would call up every couple of days to find out what stage they are at aswell if you really like the place.

    But if it was me I would renegotiate the offer if it is taking too long.

    But keep looking. and always offer 10-15% below the asking, you might get lucky and give them a good reason for offering a low price. "You could that you are not in a chain and complete with 2 weeks etc..."
