Home Report Fees

Does anyone know why different companies charge different amounts for a home report. Ive been quoted £750, £480 and £385, why is it not one charge across the board, any help is appreciated im trying to sell and need this done asap but not sure which company to go with.

    Three diff fees, three diff companies.

    Why should they all charge the same? As with other services and commodities, market forces.....

    You can't be 'trying to sell' yet, as you can't go to market without an HR.... Was one of the surveyors recommended by your agent?
  • yeah they recommended one but when i did a review different people were saying that you dont have to stick to one company and shop around. Some are direct and some charge commission. Im new to this so kinda blonde on the whole home report etc...I am aware you cant sell without this but some say you get what you pay for, how can this be the case if they are all aiming to produce the same document!..

    It may well be the same document, but the crucial matter is whether or not the surveyor carrying out the report is on the major lenders' panels.

    If they are, you're likely to find your HR accepted by your buyer's lender.

    If not, you may find yourself arguing about whether or not you get another HR which is acceptable to your buyer, or whether they commission their own survey. Either way, this puts obstacles in the way of a smooth sale.

    If the expensive surveyor is the one with the best presence on the lenders' panels, they may be worth the extra.

    Go and buy a washing machine. The Zanussi XF1250 (invented) costs £X from Currys, £Y from John Lewis and £Z from Joe's Appliances.
